Building Inspector

JOB SUMMARY/OBJECTIVE:
The Building Inspector inspects buildings and building systems at various stages of construction, alteration and repair for compliance with applicable state and local codes as well as conformance with project conditions. This position also performs other duties within the Building and Permitting Division of the Community Development Department.

SUPERVISORY RESPONSIBILITIES:
None.

ESSENTIAL FUNCTION AND DUTIES/RESPONSIBILITIES:

Performs required inspections of residential, commercial, and trade permits during various stages of construction and remodeling; ensures that work is being completed in accordance with approved plans and specifications and in compliance with applicable state and local laws, ordinances, and codes.

Assists with reviewing plans and specifications; works with Building Official to interpret codes and regulations; drafts and distributes inspection reports.
• Interacts with the public and explains technical information to both technically and non-technically trained individuals, including explaining required inspections and construction requirements to owners, architects, engineers, contractors, and the public.
• Investigates and resolves building related complaints; monitor for construction work being done without a permit; issue stop work orders, notice of violations, citations, as necessary; tracks violations for compliance.
• Performs a variety of administrative duties in support of the permitting process, including making and returning phone calls and emails, scheduling inspections, entering information into the permitting software, maintaining required records, and assisting customers at the permitting window.

Maintains knowledge of building codes and regulations, as well as basic zoning and land development requirements.
Performs other job-related duties as assigned.

KNOWLEDGE, SKILLS, ABILITIES:

Knowledge of construction, engineering, and building codes and regulations.

Ability to read and understand building plans.

Excellent verbal and written communication skills.

Excellent organizational skills and attention to detail.

Ability to interact professionally and calmly with citizens, contractors, and developers at all times.

Ability to operate City vehicles.

Ability to work evenings and weekends, if necessary.

EDUCATION, CREDENTIALS, EXPERIENCE:

High school diploma or equivalent required.

Three (3) years of related construction or building inspection experience.

Possession of, or ability to obtain, Certification by the International Code Council (ICC) in Residential and Commercial Inspections.

Georgia Soil and Water Conservation Commission (GSWCC) Level IB Certification.

Possession of a valid Class C Georgia Driver’s License is required within 30 days of hire and must be maintained throughout employment.

Acceptable Motor Vehicle Record (MVR) must be maintained throughout employment.

PHYSICAL CHARACTERISTICS:

The work is performed in the office and in the field.

Must be physically able to access, navigate, and inspect various types of active construction sites, including walking properties, climbing ladders and stairs, and kneeling.

Must be able to travel to various inspection sites.

Must be able to lift up to 20 pounds at a time.

ENVIRONMENTAL FACTORS:

Performed primarily in an outdoor environment in all weather conditions to include snow, wet, and/or humid conditions. Maybe exposed to dust, fumes, smoke, gas, oil, grease, solvents, chemicals, work on uneven surfaces, work around moving vehicles and equipment with moving parts, constant noise and continuous vibration. May require wearing and maintaining appropriate personal protective equipment such as but not limited to steel toed shoes, safety glasses, hearing protection, gloves, or other designated safety attire.
